As a father-of-three, garden designer Joe Perkins is well aware that social media can lure young people away from the great outdoors.

Enter Beyond The Screen, Perkins’ Facebook-sponsored show garden at this year’s RHS Chelsea Flower Show, within which he’s going to reveal how online and offline worlds can come together.

Visitors may think the Facebook garden, set in a 10x10m plot in the ‘Space to Grow’ category, is going to be high-tech, with state-of-the-art screens and speakers popping out from behind the flora and fauna. But Perkins’ vision is very different.

It’s a coastal garden for young people, featuring plants from around the world that can withstand salt-laden winds and harsh weather. Euphorbias, agaves and maritime pines are among the plantings.

“I’ve got plants from Mexico, the Balearics, India and the US, but the point is, they all share this tolerance of particular conditions, so they have these shared interests – which brings me back to the community groups on social media.”

Other elements of the garden include water, a copper canopy and a dramatic rock formation.

“The coastal element for me is all about connection. The oceans connect us all geographically, water connects us physiologically and as a landscape, it’s evolving, just as online communities are constantly shifting and evolving,” he explains.

There’s a copper canopy which references back to connectivity (copper is a conductor), the parallel being that social media is a conduit for global interaction.

He’s also using vertical layers of rock to show that geological forces have transformed the landscape, just as social media has changed the social environment in which we live.

Perkins, 42, who runs his own garden design business in Brighton, has been involved in many Chelsea show gardens over the years, but this is his first solo project. He approached Facebook with a design plan, and they were quick to jump on board.

“My inspiration is a very personal one. It’s drawn from my experience of having family holidays on the Atlantic coast of Spain. My wife’s family is from the Basque country and I’ve taken my three young boys there every summer for years.”

His aim is to show how our worlds – both online and offline – collide, and he hopes the Facebook garden will spark debate about the value of social media.

“It’s about having a proper discussion around how we can use it better, and recognising the difference between how we should and shouldn’t be using it, and how we can be responsible.

“Social media is about global connection and the possibilities it’s opened up for us to connect with people all over the world, and join like-minded people in community groups, on Facebook in particular. In the UK, there’s something like 1.5 million gardeners on Facebook.”

Facebook is partnering with the community charity Groundwork, which works with disadvantaged young people throughout the UK, on the project. Some of Groundwork’s young ambassadors will be helping to build the garden, and getting involved with moving it into the community once the show’s over.

“While you can argue that young people have less inclination to go out and engage with nature, you could equally argue that they’re doing a lot of positive stuff online, and a lot of that involves gardening,” Perkins says.

On a personal level, Perkins’ sons’ introduction to social media isn’t too far away, with the eldest aged 12 and the youngest aged eight.

“That’s really why I wanted to explore and open up the debate about what we should be doing as parents. How can we help young people, and what do they themselves think about the time they spend online? Many people of my generation feel that time spent online is negative, but what do younger people think?

“Independent research has found that young people feel a lot of the time they spend online is productive and positive, because they engage in community groups, community projects, shared interest groups and keeping in touch with friends and family. That can reduce loneliness, help engagement and actually get stuff done in the real world.

“Obviously, the negatives are mental health and wellbeing, and all the headlines we’ve read about. But social media isn’t going away, so let’s look at what’s good about it, talk about what’s bad and see if we can actually produce a healthy discussion about how we can move forward.”

And what if the only thing you see your teenager doing in the garden is taking a selfie, unaware of the real beauty that lies around them?

“By doing that, young people are broadcasting our fantastic industry around the world,” he says.

“Look at the big UK growth in interior plants. It’s clear from social media that young people are very interested in plants and how they can use them to decorate their houses. If you can make gardening cool and desirable, that can only be a good thing.”

Phil Spencer: ‘Life is about Constantly Balancing, Rebalancing and Keeping All the Balls in the Air’

Ahead of this year’s Ideal Home Show, TV property guru Phil Spencer talks to Gabrielle Fagan about feeling ‘super-fit’ and having no regrets.

Since finding fame on the ever-popular Location, Location, Location alongside Kirstie Allsopp, Phil Spencer’s become a bit of a TV mainstay, with Love It Or List It and History Of Britain In 100 Homes among his most recent credits.

Later this month, the property guru will once again appear at the Ideal Home Show, sharing his industry insights and tips with audiences.

First up, Spencer, 49, who lives in Hampshire with his wife Fiona and their two sons, talks to us about working with Kirstie, why life’s like driving a racing car, and how fitness is helping him stay young…

Location, Location, Location has been on TV for 18 years now – what’s the secret of it’s long running success?

“I never imagined it would last so long. I thought it might be an interlude and an opportunity to see how TV worked. I think we were the very first property programme, we got the pick of the formats and we chose one that really works. I’d love to see us reach our 20-year milestone. Kirsty and I have always said that if people keep enjoying the show, we’ll keep on making it.

“It takes people through the intense, emotional decision-making process people go through over property – there’s always ups and downs, emotions and drama, hopefully some excitement but definitely some stress!”

What do you like about property-hunting?

“I get a real kick in finding people homes, there are so many hopes, dreams and aspirations tied up in it. I don’t think I’ll ever tire of seeing people’s eyes light up when you get them a good deal.

“I trained as a surveyor, had my own property company, and if I wasn’t doing this job on television, I’d be doing it in real life. I’ve always been as interested in the people as the houses – I love getting to know them.”

What makes your partnership with Kirstie Allsopp work?

“It’s like a TV marriage, really. We’ve shared a lot over the years. Predominantly, it works because we’ve become firm friends. We’re totally different but our core values are very similar. She’s far more spontaneous than me. I don’t like surprises, I like to have a plan and as much detail about what I’m going to be doing as possible, so I can mentally prepare.

“In my book, when you build a plan, you stick to it, whereas Kirstie usually comes in half-way through the plan, throws it up in the air, and goes, ‘We’re not doing that, are we? We’re doing this!’ At the end of the day, she’s great fun. She makes every day fresh because you never know what she’s going to do next, and when you’ve made a programme like ours for 18 years, you need things to be fresh.”

Have you ever had a big row?

“I think Kirstie keeps a count, and we’ve had around eight, which in 20 years isn’t bad. It all blows up, there’s a fair bit of noise, and then 10 minutes later we’re kind of, ‘OK, we got that out of our system, let’s move on with the day’, and it’s fine. I think only good friends can do that.

“I never see them as, ‘Oh my God, this is the end’, because they usually happen when one of us is hungry, tired, stressed or worried, and then something little kicks it off. It’s normal really, as we spend such a lot of time together. Knowing each other so well, we usually understand why the other person might be a bit frosty, touchy, emotional or cross.”

What’s been the biggest highlight of your career?

“I’ve just experienced it. One night every week for a month, I’ve had three different series on screen: Love It Or List It; Phil Spencer: History Of Britain In 100 Homes, and Phil Spencer’s Stately Homes.

“I’m not sure many TV presenters can claim to have achieved that. I think it might even have made my mum a little weary of me, with that amount of shows in an evening, so that’s probably a highlight in itself!”

Do you take an interest in your own home?

“I was brought up on a farm and love living back in the countryside. We moved from London to Hampshire a few years ago. I’m always interested in advances in technology that allow us to run our homes more efficiently. My home’s energy-efficient, with solar panels, insulation and glazing. I’m pretty hopeless at DIY; I tried putting some pictures up recently and had to resort to using Blu Tack.

“I’m really into design and gardening, as our large garden needs smartening up. It’s great to be at The Ideal Home Show, because there are so many inspiring ideas and like-minded people who care as much about property as I do.

“My father’s advice to me, which I’ve held to, is: Make owning a property a priority, because an awful lot can go wrong in the world without affecting you if you own the roof over your head.”

How do you look after your health?

“Generally, I enjoy being fit, but I need a goal. I promised myself at 40, I’d be fitter than I was at 30 – but it’s a bigger ask to be fitter at 50 than I was at 40! The years do count!

“I feel super-fit at the moment because I’ve just climbed Everest in four days, doing around 12 hours climbing a day, in a team of five to raise money for brain tumour research. I did it last year and it was incredible, but just as challenging, punishing and the equivalent of running three marathons. It meant intensive training over five months. It’s made me feel so good and I’m so buzzing with energy. The only drawback is I wake up incredibly early.

“I’m an outdoors person – I love it and there’s nothing better than a good walk with my dogs. My normal fitness regime is exercising for around 45 minutes four times a week in a gym – I have one at home – and seeing a personal trainer.”

How do you look after your wellbeing?

“Wellbeing’s precious, which you don’t appreciate until you’ve lost it, and then you realise just how precious it is. I’m a firm believer that diet and exercise and sleep conquer most things. So if I’m feeling a bit crap, three days of really conscious exercise, diet and sleep generally sorts out most things out in my world. If it doesn’t, then perhaps there’s a bigger problem.”

How do you get through the tough times?

“I’ve been very fortunate not to have too many tough times. If I’m worried about something, I’ll talk to my wife. I have a very close family, so if step out of line, one of them or Kirstie will pull me up! I’ve got friends I’ve known since I was a teenager and we’re always there for one another.”

How would you sum up your view on life?

“Somebody once told me, life’s like a race. When you watch Formula One, and the driver has a helmet camera, you see his hands constantly correcting, and going from left to right even when the road is straight. He’s trying to keep steering in a straight line, and I kind of see life like that.

“It’s about constantly balancing, rebalancing and keeping all the balls in the air – keeping your marriage going, looking after the children, running a house, being good at work, maintaining a social life, keeping fit and healthy. It’s busy and there are the normal stresses, but I’ve been very fortunate. I have a gorgeous wife and lovely relationship, two healthy children, a nice house, a job I love and a family that are alive, together and healthy. I’m really happy and have no regrets.”

James Martin On Time To Start Embracing British Food

Lauren Taylor meets the popular TV chef, after his epic road trip around the British Isles.

When it comes to TV chefs, there are only a few who’ve been chopping, frying and serving up dishes on our screens for more than 25 years – and James Martin, with his straight-talking, homely and down-to-earth manner, is one of them.

Cookery programmes have been a mainstay since Philip Harben showed BBC viewers how to make lobster vol-au-vents back in the 1940s, but even before Jamie Oliver and Nigella Lawson shot to fame in late-Nineties, Yorkshireman Martin was already a familiar face on telly, and has been ever since.

Following his popular foodie road-trips around France and America, he’s now back with a new show – James Martin’s Great British Adventure on ITV – plus a cookbook of the same name (his 23rd, he says).

Now, especially as the Brexit deadline looms at the end of March, is an important time to really embrace British food, says the chef, admitting this was one of the “fundamental reasons” for wanting to do the book and series in the first place.

“I’m a farmer, and this is an amazing country we live in. There are some amazing people producing some amazing food – whether they cook it, serve it, make it, or brew it,” Martin enthuses.

Like a love letter to Britain and its food, James Martin’s Great British Adventure takes viewers and home cooks on a journey the entire length and breadth of the land – from the Isle of Wight for feta and halloumi and Wales for the beef and lamb, to Northern Island for langoustines and Scotland for “the best fruit in the world”, along with many other gems in-between.

“It was one hell of a road trip,” Martin says. “I’ve always wanted to travel but I spent 10 years on Saturday Kitchen in the studio. I was doing home comforts that were all based here, but I wasn’t going anywhere. I wondered what it would be like, to venture out.”

He did venture out – and the result is a showcase of the best of the best; from cooking with Michelin star chefs and some of Martin’s personal food heroes – including Clare Smyth, Sat Bains and Michel Roux Snr (“I pulled my black book of chefs out”), to uncovering little known food producers and suppliers in rural locations.

It’s these people Martin is most passionate about: “The lamb farmer working in -7C up in Scotland, getting up at 5am in the morning, isn’t doing it for a new Range Rover every year – he’s doing it because he’s the seventh generation of the family, and we need to keep supporting that. If nobody shouts about it and we just travel all over the world all the time, that’s not good.”

He’s almost overflowing with stories of fascinating people and underrated produce from his exploration of the British Isles. There’s the vinegar producer in the Orkneys who set up his business in his dad’s garage, a breed of acorn-fed hairy pig called Mangalitsa in the New Forest – and another, Middle White, farmed on the Wales-Gloucestershire border. “It’s the best pork you’ll ever taste, and used to be really famous in the Thirties but now we all want pigs to look like they’ve done 100-metre hurdles, with no fat on them, but that’s where the flavour is,” says Martin.

“There are 200 Middle White sows in the world and this guy has got 100 of them – they’re rarer than the king panda” – but only because we don’t buy their meat. “People are creatures of habit,” Martin adds.

Plus, we import a lot of meat from Europe. Whatever your stance, a departure from the EU will have some bearing on this, and the British food industry in general. “There are positive and negatives,” Martin says. “Fishermen hopefully should be better off because they’ll stop exporting Dover sole and langoustine. But the offset of that is that the floodgates [of import trade] will open to New Zealand and, if we don’t sort out this bloody mess, it will decimate the lamb industry overnight.

“Everyone knows about Welsh lamb, but people always want cheaper and cheaper food – New Zealand can produce masses of it and we can’t compete against them.”

But the uncertainty of Brexit isn’t the only reason it’s time to take a closer look at what’s made on our doorstep. British cuisine, with its modern multicultural power, is finally having its moment in the spotlight. “Thirty years ago, we were deemed as the poor cousin around the world in terms of food, but in France I met some of the greatest chefs in the world, and their attitude towards British food and British chefs is totally different. Now we’re on a level playing field, if not better – they see London as the gastronomic capital.”

Famed for recipes that don’t overcomplicate for the sake of it, long-standing Martin fans will be be pleased to know that his latest collection stays true to that approach. “I’m still off the ethos that you should never cook anything on TV that my mum can’t get north of Watford,” he says. “I think chefs can go too restauranty and you’ll start to lose people.” And although he takes some inspiration from British classics and age-old techniques, “it’s fundamentally about the place, about the ingredients, about now”, he adds.

It’s been a long time since Martin first did work experience, aged 14, in a London kitchen, at the Park Lane Hotel (“Getting my arse kicked”) – and longevity, in a world of Instagram foodies and YouTuber cooks, is not to be sniffed at. “This book is an accumulation of 35 years of work, of knowledge, built up over the years,” he says. “And that knowledge, you can’t buy it and you can’t Instagram it.”

He’s got no time for flash-in-the-pan trends either. “The health food bloody thing or vegan month, do we need a whole month for it? We spend 11 months eating what we want, then comes January… It’s baloney,” he says, laughing.

“Food is one of the pleasures of life, and most of us don’t enjoy most things and do a job we don’t like, so for Christ’s sake, just eat what you want.”

With the spring house-selling season around the corner, many home owners eyeing a move in 2019 may already be sprucing up their properties to get them ready for market.

But while moving can be an exciting time, estate agents warn that it’s easy to make blunders while trying to sell, which could potentially knock value off your property – and some of these may be quite surprising.

Mark Bentley, president of NAEA (National Association of Estate Agents) Propertymark, cautions: “Sometimes the improvements and changes you have made might make the property less attractive to buyers. So before you start marketing your home, it’s worth taking stock and making any necessary alterations, to give you the best chance of securing your asking price.”

For those in two minds about making changes, he suggests: “You can ask friends or family for their honest opinions, or your estate agents can help advise on any small changes you may want to make before placing your home on the market.”

Of course, the extent to which something would add or take away value from a home can vary, depending on factors such as individual circumstances and local market conditions.

With that in mind, here are some of the key factors that NAEA Propertymark members have experienced as having a negative impact on a property’s value…

1. Over-personalisation

People’s homes suit their personalities. But if you like your decor big and bold, it may be worth toning it down a bit – unless you can find a buyer who has similar taste. Typically, modestly-decorated homes are most desirable, as home owners can easily see how they could make it their home.

2. Property condition

Tell-tale indications of damp, cracks on walls, a poor roof condition, an old boiler, and single-glazed windows can all impact on the value of a property – and interest from buyers.

3. Bad presentation

Show off your home at its best. Everything should be clean, clutter tidied away, and any outstanding DIY jobs should be finished. If a home smells fresh and clean, it has a much greater chance of selling quickly.

4. Swimming pools

They may be great fun in the summer, but swimming pools in the UK can put some potential buyers off – although others may be wowed. As well as the issue of maintenance, pools take up space, and some buyers may see them as a hassle.

If a property has an outside swimming pool that is run down, owners might want to consider filling it in. But if it’s great condition, then selling the home in the summer could show the pool off at its best.

5. Not having the right paperwork

If you have had work carried out while living in the property, such as extensions or conversions, make sure you obtained appropriate planning permission and building regulations, and have access to these documents. If you haven’t got the right documents, you may have to pay for them retrospectively before agreeing a sale.

6. Darkened rooms

If you’ve planted lots of bushes and trees close to the windows, your home may appear gloomy to buyers. Frosted glass windows or netted curtains can also sometimes have the same effect.

7. Japanese knotweed

If you think you can see any in your garden, call a professional to excavate is as soon as possible.

8. Clutter

Clean each room from top to bottom, paying special attention to ‘high-impact’ rooms, such as the kitchen and bathroom. Things like too much furniture, children’s toys and unused gym equipment can make your property feel smaller.

9. Dated fixtures and fittings

Kitchens are often the focus for buyers, so it’s important they don’t look too outdated. Painting kitchens and replacing cupboard handles and old taps can be a cost-effective way of getting kitchens up-to-date.

10. Over-improving

As well as not doing enough, you can do too much. For example, putting fake grass in the garden may have benefited your sporty family but it may not appeal to buyers who love the smell of a freshly-cut lawn. Keep improvements simple.

11. Not being energy-efficient

A home’s energy performance has become increasingly important, so if your home needs an energy efficiency boost, consider steps to make it happen, such as installing double glazing.

With the first month of 2019 trading behind us, it appears that despite the chaos in the Palace of Westminster around Brexit, house buyers are simply getting on with making decisions around matters of day to day life, which are the drivers for a house move.

It's a huge, expensive step but can be done - so soak up these expert tips, says Vicky Shaw. This year could be a bit uncertain for the housing market, which may be making first-time buyers feel somewhat nervous. However, some recent figures may offer some reassurance for those trying to make the jump onto the property ladder.

Research from Yorkshire Building Society suggests the number of first-time buyers getting on the property ladder with a mortgage in the last year, was at its highest level since 2006. Across the UK, 367,038 first-time buyers secured mortgages in 2018, up from 362,800 in 2017, the analysis suggests.

There are also some steps first-time buyers could take, which may boost their chances of bagging a property. “Buying a first home can be as daunting as it is exciting, but there are a number of simple steps people can take to prepare themselves and make the process as smooth as possible,” says Chrysanthy Pispinis of Post Office Money.

1. Set a savings goal

Three-quarters (75%) say that saving for a deposit is the biggest hurdle to home ownership, with first-time buyers spending four years adjusting their lifestyle to save for their starter home, according to a survey of people who recently got on the property ladder. So setting a savings target early is important to keeping you focused and on track.

2. Factor in the additional costs of moving

Aspiring homeowners must not forget additional costs associated with buying a home, such as removal firms, estate agent fees and surveyors. It’s important to consider these costs in advance and save little and often.

3. Take time to talk

Parents – as the ‘bank of mum and dad’ – are playing an increasingly important role helping many first-time buyers onto the property ladder, loaning on average £24,347, according to Post Office Money. But of the one in six first-time buyers funding their home purchase from a parental loan, 87% have no proper agreement in place, its research also found.

Therefore, it’s important everyone involved is clear about the nature of their agreement, so that everyone’s expectations are aligned. This includes making it clear whether the money is a gift or a loan that needs to be paid back. Although this should be used as a guide, the information will help you focus on properties that are within your price range.

5. Know the (credit) score

Before getting a mortgage, you will be credit checked, so now’s the time to check your own credit report and ensure all the information it contains is accurate and up-to-date. A good credit score can be the deciding factor in not only getting approved for a mortgage, but also the rate you are offered. Plan now to start paying down any outstanding debt, be sure not to miss any agreed payments on utility bills or mobile phone bills, and try to make more than the minimum repayment in the six months before your mortgage application.

6. Find the right mortgage for you

There are lots of mortgages out there aimed specifically at first-time buyers, including some very innovative deals.

7. Research affordability hotspots

You may have your heart set on a popular area – but so will many other buyers.

On average, new buyers will end up moving 5.2 miles away from where they originally intended. Consider widening the net to make your budget go further, so you can buy more bricks and mortar for your money. You could try searching in up-and-coming areas, which may become future property hotspots, rather than places where property prices have already increased by a lot.

8. Know the local rate of sale

On average, it takes 102 days for a property to sell in the UK. Understanding the rate at which property sells in the area you’re looking to buy in can potentially help when making buying decisions.
