The prospect of house sales in the short to medium terms is relatively easy to judge, because we are working with house buyers and sellers alike every day, so their motivations and the drivers of the market conditions are there for us to interpret. Much harder is the outlook beyond six months or a year.

We can therefore say with confidence that the initial period post lockdown is likely to show positive levels of house sales activity, which given the impact on society of Covid-19 is an outcome I would not have predicted about two months ago.

Will There Be A V Shaped Recovery?

People appear to have a determination to defeat the virus by following through with their ambitions and dreams, as if demonstrating their defiance of it in their actions. I have also seen other wider economy indicators, simply based on discussions I have had with business leaders based in Hampshire, Surrey and Berkshire. From local builders who are seeing new commissions for house extensions, to web designers who can’t cope with the level of new work coming their way there are more and more business people saying their order books are filling up once more.

The irrepressible human spirit to fight back is not something to underestimate, so there might be a better initial recovery that first anticipated. Perhaps not a capital V shaped recovery, but at least a snappy lower case one. That doesn’t mean we are not in for a long haul in the broader economic sense, but I am nevertheless convinced that people will strive to make the best of their lives especially as Covid-19 has reminded us just how fragile and even fleeting life can be.

House Viewings Recommence

The Governments announcements today has given the green lights to allow house viewings to recommence, but these will occur with strict social distancing protocols.

House buyers will soon be able to view their houses of choice and some of the social distancing protocols will include, and once a viewer has confirmed that they have no symptoms or have had no contact with anyone with symptoms for the past 14 days the following protocols will apply.

• Only one viewer can be present at a time, no children will be allowed in a property (this is because avoiding the touching of surfaces is difficult with young children).
• The owner/tenant will leave property for the viewing.
• We will supply the viewer with disposable gloves and mask subject to our supply allowing for this.
• The viewers will be allowed to walk around and ask not to touch anything.
• In order to maintain social distancing, the agent will not be able to enter every room with the viewer.
• When the viewing is completed, the agent will lock up property and leave and dispose of gloves and use hand sanitiser.

The House Market / Buyer Attitudes

You might be surprised to hear of the level of buyers who have agreed a property purchase on houses they viewed pre-lockdown, especially on new homes. From around £400,000 to £3.5m. house sales have been agreed so I remain impressed with the resilience of house buyers, who continue to remain upbeat about their moving plans.

Furthermore, 95% of the sales arranged we had in place at the start of lockdown, continue to remain in place with vendors and purchasers keeping focused on the opportunity to exchange and complete sometime soon.

Emerging Markets

The biggest emerging market is likely to be from people wanting to leave London and other large cities or towns, to find a new home in a rural or village setting, yet remain within reasonable distance of London etc. That is a positive for the home owners we act for on the Hampshire / Surrey / Berkshire borders, especially those who live in property worth between £1.5m. and 6m. in our area of operation

Re-Opening High Street Branches

We will gradually open our high street property showrooms, but this will be done cautiously and with strict social distancing protocols. Currently we are able to get houses to the market and conduct viewings without the need for our branches to be open, so we are planning the physical openings around the 1st June.

The biggest lesson during lockdown, was just how effectively we can operate with technology such as Zoom and Skype, so any gradual return to the high street branches will not interfere with our productivity uptake.

In the week ahead we will be giving special focus to our new homes selection of properties for sale, and also cater for the emerging market of house buyers leaving London for rural living.

Property Market Insight During Lockdown

We have all witnessed another harrowing week of bleak headlines about the impact of Covid-19, and I was especially moved by the distressing news of the loss of life for some frontline NHS staff.

In many ways to write a few lines about the property market right now doesn’t seem that important in the current circumstances, but I know that house sellers, landlords, buyers and tenants are seeking insight, because the prospect of needing to move house is still a journey they will embark on post lockdown.

Market Insight and Working From Home

The transition to home working has been a relatively smooth operation. This was made all the more easy with the use of technology such as Zoom, and the ability of suppliers such as johnjoe.co.uk being able to create video and online brochures for marketing our clients properties.

We are also able to devote time to upgrading the McCarthy Holden web site, with the services of Servon Design who will be designing bespoke new homes pages on our site as well as improving the overall look of how our clients properties are showcased. We hope to have the new homes pages up and running by the end of this month, and be able to show off the amazing range of new homes we have on offer in many locations such as Virginia Water in Surrey through to Upton Grey in Hampshire.

Our negotiation staff are keeping closely in touch with buyers on our books, by phone, email, newsletter and even video presentations. This means that post lockdown we are already creating a list of buyers who want to view specific properties as soon as we are released from lockdown.

Our property management services continues with remote home workers, resulting in landlords being paid promptly as normal. Regular inspections have however been put on hold. As with house sales, the creation of new tenancies is very much on hold due to lockdown.

Are Contracts Exchanging On House Sales?

Many solicitors are now working successfully from home, and the intent appears to be that the parties proceed to exchange and agree a late completion date. Most existing sales are managing along these lines and we are expecting a few more existing sales at the under offer stage to proceed to exchange this week.

As we mentioned last week, the biggest surprise during lockdown was in the form of many clients asking if we could produce video content of their property if they sent us video clips and still photographs.

This is working out very well and below is a selection of the latest collaborative results.

The Week Ahead

As we enter a time of reflection in Holy Week, I have no doubt many in the country will stop to think deeper about the NHS workers and other key workers who keep society on track. Some will think and reflect and some will pray about these people and the risks they face each day at these times. There is no doubt they are very much in our minds and hearts as we all face into another week when the Covid-19 pressures are due to escalate.

The week ahead is also a good time to reflect on the work of political leaders such as Health Secretary Matt Hancock. I hope a positive from these events will be to hold such people in respect for the good they do, and that we don’t return to the corrosive politics and media coverage of the recent past.

House Market Comment During Covid-19 Lockdown

Insight from last week

A week on from Covid-19 lockdown, and we are starting to get used to living and working in a very different way with some success, a lot of challenges and the unexpected.

We temporarily closed our branches last Monday evening as part of the lockdown process going on throughout the U.K. Right up to that day the market was fairly busy with last minute viewings, during which we conducted the systems of safe distance, latex gloves etc. which we had introduces weeks prior to the lockdown.

In the last week there were many practical issues, such as the six house sales completions on the day the Government suggested house moves be deferred. All six went ahead, because it was just too late to stand down and three of the transactions were in fact to empty properties. On the lettings front, we had different challenges such as it being virtually impossible to get independent inventory inspectors to attend tenancy check in and check out. Many tenants are now opting to extend their existing leases.

Only three existing house sales fell through, and in each case there was an elderly persons on either the vendor or purchaser side. In such circumstances it wasn’t surprising and bearing in mind the hundreds of house sales we handle at any given time, the loss of three was minimal in context.

In fact, in the vast majority of house sale cases both parties are simply proceeding to exchange and agreeing a late completion date, which in some cases is capable of being brought forward by the parties agreeing a 28 days notice. So, most existing sales are managing along these lines.

What about creating new house sales?

Creating new house sale is not so easy, with the ability to do in-person viewings now removed. What is happening instead is that buyers are continuing to show keen interest, and simply asking to be place on a viewing list for when the in-person viewings are capable of being undertaken again.

During 2018 there has been a notable uplift in activity for high end rentals outside of London, especially from our perspective on the Berkshire / Hampshire borders.

Recent properties taken to the rental market in the £7,000 to £10,000 p.c.m. sector have seen rental offers from multiple tenants, so what’s driving this demand?

With residential house sales sub £2.0m. seemingly trading well as we approach the close of 2018, the over £2.0m. sector is still on the quiet side, with a number of high end house buyers deciding to pop into a property rental for the next year or so, using the stamp duty funds they would have allocated on a property purchase around £2.0m. or more, to pay for the property rental instead of going into the Government coffers by way of stamp duty (about £154,000 at £2.0m. and £274,000 at £3.0m.).

Take the property shown above, which is a typical example of a fine home that recently went to the rental market and discovered interest and offers from multiple potential tenants.

The medium term outlook for top end rentals is positive, and for home owners selling in the £2.0m. to £5.0m. sector there could be good news post Brexit, because the level of hot buyers in rental property looking to exit and buy will be at a good level.

The news for house sellers is that you can and will sell successfully in today’s market, but don’t expect a fancy or inflated price.

Large house price gains are gone for a while, but like all markets when they rebound from a low they come back with a sharp and fast uptake. Savvy buyers know this and are taking care of business now. The hot houses sales market post Brexit could be the £2m. to £5m. sector. In the meantime home owners with such luxury property, in prime real estate areas such as Finchampstead in Berkshire, can take time out from selling and enjoy some extra dividends in the rental market.

5 Top Tips For Being A Happier Renter

Nobody dreams of renting a house forever - but if this is the situation you're in, you may as well make the most of it, says Abi Jackson.

Whether you’re a fully-fledged member of Generation Rent, or a family for whom the property ladder is still a step out of reach, renting can sometimes feel frustrating.

It’s your home – except, well, it’s not really, is it? Somebody else is the boss of it, which – while there are some pros to this – means there are plenty of less than ideal cons, too.

But, as somebody who’s been renting for two decades, I’ve learnt (often the hard way) that there are certain things you can do to help make living as a rent-paying tenant the best it can possibly be.

Here are my five top tips…

  1. Be on good terms with your landlord/letting agent

When you’re looking for a place to rent, remember you’re vetting the people you’ll be renting with/from, as much as the property itself. Mutual trust and respect, and an ability to communicate, will count towards a lot.

There might be times when things go wrong and need to be fixed, fast. A broken toilet/tap/boiler, for instance. The good thing is, where a plumbing disaster due to wear-and-tear or technical issues is concerned (or any similar scenario), your landlord will be picking up the bill. The sometimes not so good thing is, you’ll be relying on a third party to sort things out. Now, this doesn’t automatically mean you’ve got a headache on your hands, but it might be a bit of a nuisance – and you’ll be doing yourself a big favour if you get on good communication terms with your landlord/letting agent from day one, rather than waiting until something ‘goes wrong’ to make contact.

  1. Streamline, streamline, streamline

It’s often said that our European cousins are much better at the whole renting game than us, being far more likely to rent their ‘forever home’, while us UK renters might find ourselves moving a lot (I stopped counting at 13), and it sucks. The good thing though? You’ll get so sick of packing and unpacking and losing money to removal vans (and cramming all your worldly belongings into one small bedroom, if you’re sharing a house), you’ll reach a point where you just don’t care for ‘stuff’ any more. Marie Kondo ain’t got nothing on me: I saw the light after move number 11 and waved goodbye to clutter for good. Do yourself a favour and get strict about the ‘stuff’ you let into your life. The next move will be a lot easier and, without even really trying, you’ll be living a less consumerist lifestyle – and will have more money to spend on experiences (tick, tick, tick).

  1. Give yourself reasons to get out of the house

Live in a shared house? No matter how great your housemates are, there will be times when you desperately wish you could afford your own place. Plus, self-comparison is part of the human condition, and if there are moments of mild (or severe) despair, when you’re wondering how you’ve not managed to bag that mortgage yet, while everyone around you is upgrading their kitchen – you’re not alone. Until that day comes for you, though, you need to make the best of the situation you’re in now – and embracing life outside your four walls can play a big part in this. Make dates with friends, join a club, go for walks, volunteer in your local community (no seriously, try it). Your life will be richer, your mental wellbeing will benefit, and you’ll find yourself seething about coming home to an already-occupied sofa a lot less.

  1. Make your bed king

You might not own the bed frame, or the walls around it – but that does not mean you don’t own the right to a decent night’s sleep. Good sleep is the foundation of so many thing (your health, your work performance, your overall zest for life and all the people in it) – so prioritise it and do your best to make it happen. Renting doesn’t have to mean putting up with a crap, wafer-thin mattress or not-quite-right bedding. If your landlord doesn’t feel the same way, save up and invest in the best mattress you can afford (it’ll be some of the best money you’ve ever spent), and a pillow you look forward to sinking your head into every night. Treat yourself to some fabulous bed linen too; as far as ‘home purchases’ go, you can pick up some great designs at reasonable prices, and you’ll get way more pleasure from it than a TV upgrade.

  1. Find ways to get personal

One of the most frequently-cited phrases among us long-term renters: ‘I just want to be able to hang whatever pictures I want on the walls!’ There’s a general assumption that landlords don’t want tenants to make their house too much of a home (by banging nails into walls, that sort of thing). Have you actually asked your landlord about this though? There’s no harm in asking.

Even if nails are out, there are lots of other ways you can personalise a space without permanently affecting the actual walls or structure. Get creative and remember that little touches can make a big difference. Everybody needs some home comforts, even if it’s just a throw from Matalan, a few coloured utensils in the kitchen that feel more like ‘you’, or a stack of books on the coffee table that light a spark every time your eye catches them. You may not be putting down permanent roots in this property, but right now, it’s home – so don’t underestimate the importance of making it feel that way.
