In our January 2023 edition of the magazine In The Country & Town we predicted, despite the widespread media gloom about the house market at the time, that the year would end with house prices not greatly changed in our area of operation. We are pleased to say that this has proved to be the case with house prices only slightly down, impacted by buyer demand steadily improving as the year progressed. The Autumn of 2023 saw the first positive upturn in house buyer activity this year, and there was clear evidence confirming the market had stabilised as we approached the final quarter of this year.

There’s no better test of a market insight than some real life examples of property transactions during what most will agree was a challenging 2023 market place, so McCarthy Holden are taking this opportunity to provide our readers with some real life examples of property transaction which have taken place during 2023. You can see from the following that the general resilience and activity in the market was evident in all prices sectors.

Fleet - £1.750M.(sale agreed two weeks, contracts exchanged in six)

This 3,600 sq. ft. property came to the market with McCarthy Holden in the early part of 2023, but at that time the owner decided to remove the house from the market, perhaps considering it might be the wrong time to sell. However, so impressed were the vendors with our Fleet team that they came back to us to re-market the property in September of this year and after a full re-launch, we secured a cash purchaser for the property within 2 weeks, with an exchange of contracts in an impressive 6 weeks.

Odiham - £395,000 (buyer after first viewing + sale over guide)

This charming two-bedroom Grade II listed cottage in The Bury, central Odiham went on the market for a price of £395,000. Our Odiham office achieved a very quick sale on the first day of viewings and achieved over the guide price.

Blue Triangle, Fleet - £1.5M.(14 viewings, 5 offers, full price sale agreed)

Within a week of bringing this substantial six bedroom home to market in October of this year, our Fleet team had secured 14 viewings and 5 offers, resulting in the vendors accepting an asking price offer, confirming that there is still plenty of activity from excellent buyers who are looking to secure properties at the end of 2023 and going into 2024.

Having had been marketed by an online only agent for 3 months without success, McCarthy Holden came on board and within 7 days had found the perfect buyer, resulting in some very happy vendors. When is comes to property marketing, a High Street premises is still a vital part of the marketing mix. .

Finchampstead - £2.250M.(Early year equestrian property sale with video marketing)

Many equestrian property owners would consider a property sale in February risky, especially because the condition of paddocks are not looking their best after a winter of use by horses. However, we encouraged the owners of this property to go to the market early because we felt the demand for country property was good and the supply / demand relationship of available property to buyers looking was more in their favour early in the year. This is because buyers start their early stage house hunting over Christmas / New Year and usually there are few country house properties on the market in the early new year. In the spring however, all the country house properties tend to come to the market around the same time when their grounds are looking their best, however, this timing to go to market improves the supply / demand relationship in favour of the buyer who has more choice  by then.

This particular property example is a useful nudge to country house vendors to consider going to market early in the year. In this case McCarthy Holden achieved a tiny amount under 100 % of the £2,250,00 guide price.

Odiham, Hampshire - £900.00 p.c.m.(A sell or let decision - which way to turn)

Our Odiham office tasked with marketing a retirement property after the previous agent had failed to secure a buyer. We were working on securing the perfect buyer for this lovely home, but the age restriction on a purchase was taking time to overcome.  Over to our Lettings team who stepped in and suggested joint marketing for sale and let.  Within a short time, a tenant was found and they promptly moved in.  Not only is the tenant extremely happy in their new home, they also plan to purchase the property much to the current owners delight.

Now that looks like a bit of serendipity as well as good agency marketing and advice!

Manley James Close, Odiham - £695,000

This beautifully presented four-bedroom property within close proximity to the high street was brought to the market in September of this year, achieving full asking Guide Price on the launch day. Further proof that with advice from a knowledgeable team and a great marketing strategy, properties are still moving quickly.

Berkshire - Offers in Excess Of £2m. guide (Many offers after marketing with video)

The success in agreeing a sale of this property in 42 acres was down to a realistic pricing strategy and high profile video marketing, which combined to get considerable buyer interest in September with many viewings and multiple offers. Each viewing took about 1.5 hours due to the need to take potential buyers on a tour of the 42 acres boundaries in a 4×4 vehicle, as well as the time needed to see the vast amount of outbuildings.

Several offers were made well in excess of the guide price and a sale to a cash buyer was agreed in October.

A Good End Of Year for 2023

As we are now in the final days of this years market, we are able to report that house buyers are still on the hunt for their ideal property, so a later year up-tick is providing opportunities for those wishing to sell their property now despite this being an uncharacteristic time of year for house sales activity. There is no doubt that December 2023 saw a respectable level of house buyers viewings, a fact that was notable especially in the top end sector which bodes well for people on the move to new beginnings in 2024.

Will Labour In Government + Interest Rates Down = Market Up-tick By December 2024?

The likelihood of a Labour Government being in power by this time next year is very high and in the past, such a change has had a positive outcome on the house market in the short to medium term. Add in the prospect of interest rates tumbling in the second half of next year, then there can be little doubt that the best in house buying opportunities for savvy buyers will be during the first six months of 2024. Our advice to house buyers is to start their property search early in the New Year and don’t delay.

Wouldn’t it be wonderful if 2024 was a year of less warfare and conflict, replaced with more kindness to each other and the environment, so we end this year in that spirit of hope and optimism and wish all our customers past and those of the future we haven’t yet met all the very best for 2024.

House Buyers And Sellers Beware Of Scams!

When Your Deposit Or Completion Monies Could Be At Risk!

With cybercrime increasing the need to be vigilant is becoming  more and more important, especially when it come to purchasers and vendors being asked to transfer substantial funds to their solicitors at crucial points in the house sale process, such as at exchange or completion.

In 2023 McCarthy Holden have observed some attempts  by cybercriminals to defraud people of deposit or completion money, so we felt it was worth flagging up this potential risk to our readers. Fortunately none of the attempts which we became aware of to steal money were successful because of good security systems, but the fact criminals are trying this suggests they could one day be successful.

To bring the subject alive, think for a moment about a house buyer being asked by email from their solicitor to transfer say £100,000. On the surface a perfectly reasonable and indeed expected event as part of the house purchasing process at exchange of contracts for example. 

Now think how easy it is for cybercriminals to imitate your solicitors email if your home computer has been hacked for example. The criminal’s email could so easily look genuine, using your solicitors name and contact information and the solicitors company logo, and of course details of a bank account to transfer your money into. 

It could be very difficult to spot the signs of a fraud, so we recommend that if you are buying or selling property that  when your solicitor asks for the transfer of exchange or completion monies, you phone your solicitor and speak to them direct to check not only if the request is genuine, but also a double check on the solicitors bank account details.

How to prevent insect bites and stings as the weather warms up

Here comes the sun – and shorts, T-shirts, sandals, picnics and afternoons outdoors – hurrah! But all this means insect bites and stings might be more likely too.


Besides being itchy and sore, Dr Deborah Lee from Dr Fox Online Pharmacy says bites and stings may take several days to disappear – and can become infected with bacteria.


“Insect bites can also worsen eczema,” says Lee. And while most people will only have relatively mild symptoms, they can also cause more serious allergic reactions – including life-threatening anaphylaxis.
“For all these reasons, it’s a good idea to take steps to minimise your risk of being bitten or stung,” she advises.


James O’Loan, CEO and pharmacist at Chemist4U, says some of the best ways to do this are: “Applying insect repellent, keeping food and drink covered when eating outdoors, and staying calm if you encounter wasps or bees.”

Lee shares the following advice…

Wasps

“If a wasp flies nearby or lands on you, don’t flap your hand. Just stay still and let it fly off,” says Lee. “Wasps only usually sting if provoked.”


She suggests wearing shoes when walking on grass. Wearing white or pale-yellow clothing has also been found to help keep wasps at bay.


“They have a very sweet tooth and highly sensitive sense of smell, so are instantly attracted to a picnic. Try filling a jam jar with jam, ginger syrup, or beer, plus add a little washing-up liquid, and place it a short distance away from your food,” adds Lee.
And if you get stung: “If the sting is still in the skin, remove it gently with your fingernail or using a piece of gauze. Don’t use tweezers as you can squeeze more venom into the skin.


“Wash the area with soap and warm water and pat dry. Apply a cold compress for around 10 minutes. Elevate the limb or area if possible. You may want to take paracetamol or ibuprofen if it’s painful. If it’s itchy, try some antihistamines.”


Bees


“Bees are gentle and will only sting if frightened, so when one comes near you, keep calm and still,” says Lee. “Although it can be hard to avoid the impulse, avoid swotting it. It’s likely to simply fly away.”
Stay away from flowers, as bees feed on the nectar inside flowering plants. “Bees like sweet things too,” adds Lee. “So always keep food in sealed containers and don’t leave sweet foods outside uncovered. Don’t leave half-drunk cans of fizzy drinks hanging around.


“If bees appear, don’t jump up and run away in a panic. Get up slowly and move cautiously in the opposite direction. Bees don’t like panic.”


And if you get stung: Same advice as a wasp sting.

Hornets

“Hornets are extra-large wasps, so follow the advice about avoiding wasp stings. Don’t wear perfumes, or any fragranced body products – they love the sweet smell,” cautions Lee. “They also love the smell of sweat, so don’t get too hot and sticky!”


Also, avoid clothes with bright colours and floral patterns. Eat picnic foods quickly, seal everything up, and dispose of waste promptly and carefully. Close dustbin lids and keep car windows rolled up.


And if you get stung: Same advice as a wasp sting (but note hornets do not leave their sting behind).

Mosquitos

You can try out gadgets like the Thermacell Mosquito & Midge Protector (prices start from around £25), or wear scented bracelets to try and keep pesky mozzies away, but you might be surprised to hear the colour of your clothes makes a real difference to whether or not you get bitten. “Go for light coloured clothing, or beige or khaki. Don’t wear black leggings as they will bite through thin fabric,” says Lee. “They can even bite through jeans!”
Lee advises liberally applying a certified insect repellent containing DEET, before you leave the house, and don’t forget exposed areas such as your neck, fingers, ankles and wrists.


“Mosquitos love stagnant water, so don’t go near ponds. Other sources can be blocked guttering, or other collections of water, such as a watering tray underneath your plants.
“Mosquitos are attracted by some smells, such as lavender, so again, avoid any perfumed body products,” she continues. “They dislike the smell of lemons.
“Citronella candles are ineffective because although mosquitos don’t like the lemons, they’re attracted by the increase in carbon dioxide from burning the candle.”


And if you get stung: “Wash the area with soap and water, and pat dry with a towel,” says Lee. “Apply calamine lotion to help relieve the itching. Apply a cold compress for five to 10 minutes. Take paracetamol or ibuprofen if it’s painful. Try antihistamines for itching, or ask the pharmacist for advice.”

Horseflies

“Horseflies are most likely to be out and about at dawn and dusk, although they can bite at any time,” says Lee. “They also love piles of manure, so avoid stables and farmyards.”


She says to take care walking in long grass or beside stagnant water such as ponds, lakes and marshes. Wear long-sleeved tops and trousers, tucked into your socks. Wear a sunhat or a cap, with some form of neck protector. Again, wear light colours and avoid perfumed products.


Lee recommends to try Picaridin insect repellent spray for horseflies. Also, they dislike the scent of peppermint, eucalyptus, lavender, clove, rosemary and basil.


And if you get stung: “These often cause a blister at the bite site, but avoid scratching the top of the blister, even if it’s itchy. Clean the area using cotton wool with plain soap and warm water, and pat gently dry.


“It’s not a good idea to use other remedies like vinegar or bicarbonate of soda, as these have been shown not to work,” says Lee. “Apply a cold compress for five to 10 minutes. Take paracetamol or ibuprofen if it’s painful. Try antihistamines for itching.”


If you have a bad reaction…
With any insect bite or sting, if you have a bad reaction or symptoms get worse, seek medical advice.


“A normal bite or sting should heal within a few days” suggests O’Loan. “The pain and inflammation could be made worse if you have a mild allergic reaction to the bite or sting, but this should normally pass within a week. If you’re worried about a bite or sting, speak to your pharmacist to find the right treatment.”


Any possible signs of anaphylaxis should be treated as a medical emergency. This includes difficulty breathing, feeling lightheaded, faint or confused, a fast heartbeat and unconsciousness, as well as symptoms like a red, itchy rash (hives), vomiting and swelling.

After an unprecedented year, how will the pandemic have shaped interior trends to come?

Sam Wylie-Harris provides insight for McCarthy Holden into what we can expect to see more of in 2021.

There’s no doubt how we used our homes, and what we want from them, changed dramatically during 2020. According to home renovation and design platform Houzz.co.uk, this is already being reflected in popular search terms and design directions.

So, what can we expect to see more of in 2021? Houzz analysed their site data, browsed hundreds of home design photos, and interviewed professionals on Houzz Pro to reveal six key home design trends for the year to come.

Here’s a look, along with tips on how to make them work in your home…

The return of the all-white kitchen

This neutral, light-enhancing choice for the hardest-working room in the house is growing in popularity again, with searches for ‘white kitchen’ rising significantly during 2020. We’re also seeing many popular photos on Houzz that have white worktops and expect to see more in 2021, perhaps reflecting a pandemic-fuelled desire for clean-looking cook spaces.

“We’re seeing a resurgence of white kitchens but with people leaning towards matte designs rather than gloss, which was favoured a few years ago,” explains Josh Delane, director of kitchen designers, The Wood Works. “It pairs well with metallic accents like brass, bronze, copper and even matte black fixtures.”

In terms of worktops, Delane says: “Veined and marble effect quartz worktops are surging in popularity – a good alternative to real marble, which is porous and can be stained easily, making it challenging to maintain in a kitchen. White Corian is also a popular choice and nice on longer islands, as it can be cut and joined seamlessly.”

Nature-inspired interiors

The incorporation of nature into our interiors looks set to continue, with colour experts on Houzz predicting warm earth tones, such as burnt umber, terracotta and clay, and contrasting forest colours like sage, pine and turquoise will be strong choices for 2021. These colours are perfectly complemented by natural materials such as rattan, jute, wood and concrete, which have all featured heavily in the most-saved photos on Houzz lately.

If you’re wanting to embrace natural materials in your home, rattan is a good place to start and will continue to be big in 2021. Omar Bhatti, director of Space Shack, says: “It has a bohemian vibe, which you can mix with any interior. To avoid overkill, my top tip is to use it in moderation. I would suggest investing in a rattan accent chair or small planter baskets and see how you like this in your space.”

Plants are another easy way to incorporate nature into interiors. Bhatti agrees: “You can never have enough plants. If I’m ever in doubt and need to fill an empty space or shelf, I always use plants. This is also a great way to bring the outdoors in and breathe some much-needed life into any space.

“I’m all about an oversized plant, this is a great way to bring some drama into any room. Banana plants and birds-of-paradise are good options.”

If you’re going to get the paint out, Bhatti suggests a palette of natural neutral tones. Beige and taupes are classic options that work in any space. “I recommend painting all your stark white walls in a light sand or beige tone, which will warm up the space, and you wouldn’t even need an undercoat,” he says.

Healthy homes

McCarthy Holden know from first hand experience that searches for ‘home gym’ and ‘garden gym’ have both risen dramatically during 2020 too. In 2021, we expect to see more exercise equipment that fits seamlessly into interiors, or furniture that doubles up.

“When thinking about portioning off a room in your home as your dedicated exercise space, it’s important to choose a room that has a fitting purpose, lighting and mood,” advises Joe Robertshaw, director of Place for Humans. “Being motivated to exercise at home also comes down to ease and accessibility, the more hurdles that stand between you and the exercise, the more likely it is to go undone.”

Multi-functional spaces

One thing 2020 really brought about was a need for rooms to be multi-functional. As a result, we’re starting to see professionals incorporate more hybrid designs, detachable units, and convertible pieces to create a home suited to the ‘new normal’.

One example, which saw a surprising rise in popularity as a search term, is ‘murphy bed’ (a pull-down design), suggesting a need for homeowners to hide away large pieces of furniture in bedrooms or spare rooms during the day, so they can double as offices while many of us work from home for the foreseeable future.

“Given the current circumstances, our spare rooms have never been so important. Making spaces work for multiple occasions is critical to being able to utilise every centimetre of space in the home,” says Richard Hobden director of RHJB Architects. “A comparatively easy win is to replace the divan or fixed frame bed in the spare room with a simple folding bed. This can be a stand-alone piece of furniture or built into a storage wall, disguised as wardrobes. This will free up space elsewhere to create a multi-purpose study, home gym or playroom solution.”

Luxury vintage

Sustainability, climate change and the impact we have on our planet continue to be a big theme for 2021. Professionals on Houzz are reporting a growing interest in high-end, second-hand furniture, which aligns with the interest in sustainability we’ve seen.

When buying second-hand furniture, try to see the item in person if you can (safely, of course). Buying online is very convenient but it’s much easier to hide any serious damage in a photograph than in person. “I like to be able to touch the item and check it’s in good condition, so I’m not too keen on buying from online resources, unless they have an option for you to view it first,” says Bhavin Taylor, director of Bhavin Taylor Design.

And make sure you know all of your measurements – an absolute must for multiple reasons. “There’s usually no returns policy when buying second-hand,” Taylor explains,. “If you buy a piece that’s the wrong size, it’s likely you’ll be stuck with it.” So remember to measure your doorways and other access points first. “There’s nothing worse than buying something and not being able to get it through the front door,” adds Taylor.

Outdoor entertainment spaces will reign

Unsurprisingly given all the pandemic restrictions, there’s been huge interest in outdoor spaces. Houzz’s pandemic survey back in July showed that, hands-down, the garden was the area most of us wanted to improve, with 30% of those surveyed wanting to make upgrades. Homeowners have increasingly been searching for ‘summerhouses’, ‘firepits’, ‘hot tubs’ and ‘outdoor kitchens, which have all risen in popularity as search terms. We expect to see more of these features in gardens in 2021.

And it’s not just for summer – professionals on Houzz Pro report an increase in demand for designs that will allow them to use the garden later into the evening and year. “Since lockdown, we’ve seen a dramatic increase in leads through Houzz for our garden design business,” says Paul Dracott of Paul Dracott Garden Design. “People have rediscovered the importance of outdoor space and how it can enrich modern life. The most popular requests are for outdoor eating and cooking areas, including pizza ovens, and also for firepits to extend the use of the garden into the evening.”

Moving Up!

After 15 years at the 1 High Street Hartley Wintney, McCarthy Holden’s local branch is moving up to a prime position in the centre of Hartley Wintney village.

We will open our new Hartley Wintney branch in early 2021, after leaving our current branch in December. This move will mean we will have more people visiting our property showroom and best of all the vast spaces at the new premises will mean enhanced customer experiences, whether house hunting or selling / letting .

No running water, toilets, kitchen or electricity supply!

Because we are creating a new commercial unit from space which formed part of the And So To Bed showroom, it means there isn’t any running water, no toilets or kitchen and no electricity supply! Apart from these essentials the premises is perfect.

The scale of the work required to create an independent stand alone commercial unit means there is lots of work going on behind out temporary window displace and facia sign. Thanks to the efforts of local builders Perry Builders, progress is fast, but the weather is against us when it comes to exterior refurbishment and re-decoration.

Stamp Duty Changes To Boost House Market

Prior to today’s announcement the market was doing rather well post lockdown, so the new stamp duty announcements will boost house sales further.

Nearly nine in 10 people getting on or moving up the property ladder where stamp duty applies will not need to pay the tax at all while a temporary holiday applies.

From July 15 until March 31 2021, buyers will pay no stamp duty on the first £500,000 of their purchase when they move home.

The measure, which temporarily increases the “nil rate” band of stamp duty from £125,000 to £500,000, will reduce the average stamp duty bill for a main home from £4,500 to zero. Buyers can potentially save up to £15,000.

Announcing the move, Chancellor Rishi Sunak said: “Nearly nine out of 10 people buying a main home this year will pay no stamp duty at all.”

Stamp duty applies in England and Northern Ireland and people usually pay the tax on homes priced above £125,000. Some stamp duty discounts were already in place for first-time buyers.

There are already signs that the stamp duty holiday is helping to reboot the property market.

In the first half hour after the announcement was made on Wednesday, traffic to property website Rightmove jumped by 22%.

House Market Update During Lockdown

Relentless and here for a while

The bleak headlines about the impact of Covid-19 continue and of course our hearts are saddened by the relentless loss of life for frontline NHS staff and Covid-19 affected patients alike.

Any thoughts about how and when an early release from lockdown might occur, must of course be balanced with the high probability of new after waves of coronavirus cases occurring post lockdown, with perhaps the inevitable mini lockdowns being put in place from time to time. There are valuable lessons to be considered from past pandemics especially about the exit stages.

We can be certain that our exit from the current lockdown, will not mean a return to normal in many aspects of day to day life. It is likely we will continue with social distancing and simple matters like viewing property, will be conducted in a similar manner to that which occurred just before the lockdown started.

The House Market

As I mentioned in our last update, writing a few lines about the property market right now doesn’t seem that important in the current circumstances, but house sellers, landlords, buyers and tenants continue to seek insight, because the prospect of needing to move house is still a journey they will embark on post lockdown.

Buyer Attitudes

I remain impressed with the resilience of house buyers, who continue to remain upbeat about their moving plans. This positive attitude is supported by the fact the 95% of the sales arranged we had in place at the start of lockdown, continue to remain in place with vendors and purchasers keeping focused on the opportunity to exchange and complete some time soon.

Other mini indicators of buyer intent are told to me by staff, such as Matthew Fenn from our Fleet branch who has 27 buyers who want to view specific properties as soon as lockdown is over.

Contracts Are Exchanging

Some house sales are progressing to the exchange and completion stages during lockdown, mostly by exchanging and completing on the same day.

Two examples of this in the last week include a £400,000 guided house in Fleet (top image below) and stunning country house conversion in Winchfield at a guided sum of £1.250m. (video below). These special cases where exchange and completion can happen are frequently new house purchases where there are no chains.

Working From Home

Creating new sales is virtually impossible due to viewing restrictions, but our negotiation staff are keeping closely in touch with buyers on our books, by phone, email, newsletter and even video presentations. This means that post lockdown we are already creating a list of buyers who want to view specific properties as soon a we are release from lockdown.

We have been impressed with many aspects of the T A Fisher new homes, and we were most impressed with the architectural detail of the terraced properties plots 5, 6 and 7. Some of the eye catching features are shown below – 1. Distinctive plinth brick course. 2. The soldier course brick detail to window surround 3. The elegant front doors 4. The substantial porch 4. The wealth of attractive tile hanging to the front and side elevations.

Such attention to detail and styling is to be applauded.
