HMRC has released a Guide for Estate Agents and Lettings Agents, which can be accessed HERE.
By law, all agents must conduct and maintain anti-money laundering checks on individuals involved in property transactions. Starting from 14th May 2025, this requirement will extend to ALL landlords and tenants (for more details on the regulation changes, click HERE).
To keep costs low for our clients, we utilise Smartsearch to carry out and manage these legally required checks. McCarthy Holden retains responsibility for conducting the initial checks via the Smartsearch online platform, completing risk assessments throughout the course of the business relationship, and ensuring all ongoing monitoring is maintained.
The cost of these checks is £20 plus VAT per individual. Once you have instructed McCarthy Holden or agreed to a purchase through us, an invoice will be issued for the payment. This payment must be made before we can proceed with marketing your property (for vendors) or issue a memorandum of sale (for purchasers).
