Are we punching above our weight for landlords when it comes to rent voids

May 17, 2016

Recent analysis looked at the average time it takes to fill a vacated property revealing that on average, it takes a landlord 22 days to find a new tenant in Birmingham and even in the competitive rental market in London, letting agents in the capital claim that it takes 20 days on average to fill a property.

Not surprisingly the analysis by Direct Line for Business's estimates that this gap in rent could cost landlords as much as £761 in Liverpool and £913 in Aberdeen and in central London a loss of £1,869 in income.

Closer to home our professional letting team recently managed to achieve just a one day void when they recently let this character country house, which is probably a record but in reality not one you would want to achieve every time because of the time consuming mechanics of checking one tenant out and getting the house ready with carpet cleaning etc. for the next tenant.
